Buyers are searching for their property "online" and driving through neighborhoods of interest.  Nowadays, it is virtually impossible for your property to "not" be seen.  Hence - it's all about price!  If the price is right -- the sign works, if the price is too high the sign does not.  "sometimes" you are dealing with an extremely unique property... but generally - it all boils down to price.  If you want a commission structure you can live with, (so you don't have to build so much into your selling price), call me! If you are being told: "Seller pays the commission" and that your Buyer Representation is "Free" -- Then good luck!  You are being lied to. The buyer-broker fee & selling bonuses are built into your sale price!   You will want to know "exactly" how much your buyer-rep. is pulling out of your transaction for commissions and bonuses!  You should determine exactly how much value your Buyer-Agent brings to your transaction -- and that's how much you should add to your purchase price!
